Gary Hibbert is a Full Time Real Estate Investor, Licenced Real Estate Agent, achieving various Realtor awards and an Educator. In 2008, he purchased his first investment property and through hard work and dedication, left the regiment of the corporate world to become a Full Time Entrepreneur in 2014. Gary has helped hundreds of clients with creating a wealth strategy plan through public speaking, online webinars and even has his own podcast channel dedicated to inspire and educate anyone willing to change their mindset. He continues to play an active role in his community by attending corporate, private and school events to educate adults and especially children. Gary chats this week with Mel and Dave Dupuis, who have become famous for buying 12 properties in 12 months, using other people’s money and creative financing! They think outside the box with marketing videos, and have embraced Tik Tok and Instagram and created some amazingly creative videos. The car crash they were involved in, in 2018 completely changed their lives. They knew about real estate investing and had a coupe of rental properties separately, but Dave was a full time firefighter and Mel was working at a college part time. Even thought they picked up odd jobs to get more money to invest, they realized they were trading time for money, and at best would be able to buy 1 property per year.

Gary chats this week with Sadhana Sabharwal, THE Single Mom MILLIONAIRE! She came to Canada at age 14, faced her fears of moving to a new country; got married at 19; had 3 kids before her 26th birthday; and then found herself a single mom and being divorced at 34. How could she provide for her kids and herself on ONE income? She eventually found real estate investing when she worked in a law office, and a client’s mortgage payment was LESS than her car payment! Sadhana challenged the myth that single people, or large families cannot find the money to invest in real estate! Sadhana’s Bio

I am a single mother with three sons, a full-time law clerk, and an enthusiastic real estate investor. Over the past decade of investing in real estate, I have bought and sold over 35 different properties, including single family homes, duplexes, four-plex, a five-plex, a six-plex, and eight-unit buildings.

I enjoy positive cash flow from my properties and l look forward to investing in more. My specialty is buying undervalued properties that need work, fixing them up, and then refinancing them in order to get the newly-gained equity out of the property; I then continue as owner in order to rent them out to tenants, who provide me with an ongoing positive return on my investment.

I have also been called the "No Money Down Queen", as I have built up my portfolio of properties with none or little of my own money. I love to invest through "recycled" money and also by creative financing strategies, including: traditional bank financing, lines of credit, financing from private lenders, borrowing from family, credit cards, as well as joint venture partners who provide initial funds for down payments.  

I am a native of India who came to Canada with my family at the age of fourteen. My name Sadhana means "meditation". I am a spiritual person who believes in nurturing relationships and helping others attain their goals.

This is why I have created my "No Money Down Academy" online course on investing with creative resources, showing other how everything you need to know to go from beginner to professional real estate investor. As a co-owner of Steps Dance Studio, Angelo is a full time instructor, choreographer and performer. He is currently managing all of the Steps performance teams, and is choreographing for couples as well as competitors.

Angelo is a professional competitor having won the Canada Salsa and Bachata Congress as well as the Chim Pum Callao Salsa Congress in the professional Bachata division. He also coaches and competes in Pro-Am showcase and heated divisions at local and international Congresses. 

Angelo has trained with multiple world-renowned artists such as Tito Ortos, Tamara Livolsi, Anya Katsevman, Billy Fajardo, Katie Marlow, Nelson Flores, Adriano Ieropoli, Samantha Scali, Grupo Alafia and Raul Santiago. He has completed the Salsa Certification course with Tito Ortos in both 2017 and 2018.

Angelo has taught and performed with the Steps Professional team in various Salsa Congresses and events including Mambo Nights in Bermuda, the New York Salsa Congress, Hustle & Salsa Festival in Puerto Rico, the Montreal Salsa Convention, the Canada Salsa & Bachata Congress, the International Hustle & Salsa Competition in Miami and the Ottawa Salsa Congress.

Gary chats with good friend Georges El Masri!  Georges is a fellow investor with numerous properties (12 doors), a real estate agent and podcaster with the Well Off podcast! Georges primarily works in the west end of the GTA. Gary was previously a guest on Georges' podcast, and he has an incredible story. Georges' parents had to flee from Lebanon due to civil war in 1989, and they moved to Toronto to start over. Georges learned from his father about being an entrepreneur. Gary chats with friend and fellow investor Sarah Larbi. They’ve done several podcasts and webinars together, they touched on market predictions, but the focus of this episode is cottage properties. Sarah bought a short term rental cottage, sight unseen and has done well renting it out, but she provides some indispensable information on purchasing a cottage, whether it’s to create income or provide a place of rest and regeneration. She spoke of due diligence, ensuring the property is suited to your needs and avoiding issues later. Sarah also managed to purchase 9 properties by age 33!

What you'll learn:

¥           Gary provides a current market update - what does rolling back to a modified Stage 2 mean to investors, and the markets?

¥           Why Sarah, in a former life as a financial planner, determined that investing in mutual funds, etc. because the commissions took all the profit
