Gary chats with good friend Georges El Masri!  Georges is a fellow investor with numerous properties (12 doors), a real estate agent and podcaster with the Well Off podcast! Georges primarily works in the west end of the GTA. Gary was previously a guest on Georges' podcast, and he has an incredible story. Georges' parents had to flee from Lebanon due to civil war in 1989, and they moved to Toronto to start over. Georges learned from his father about being an entrepreneur. Gary and Georges touched on the market, what Georges is personally seeing in freehold properties, condos, etc. They also discussed digital currencies, why it’s important to learn from the past, as history doesn’t necessarily repeat but leaves clues and rhymes.

What you'll learn:

  • How he got 12 doors in 3 years! He felt it was a slow growth, but he has 12 in 3 years, which is incredible!
  • Why it’s important as an investor to use an agent that is more than familiar with an area, but invests there themselves!
  • Why his dad hated his job, and how that affected Georges
  • Why his own dislike of jobs after university pushed him into real estate - he felt he couldn’t grow and was ‘stuck’
  • Depression is like ‘not growing’ for George, when he feels he’s repeating himself
  • Anxiety is worrying about future ‘problems’

  • Why his broker’s unexpected request for an additional 10% on his deposit changed everything, and forced him to buy this first property
  • How raising capital plays into his aggressive expansion plans
  • How some investors don’t put their own capital in to JVs (joint ventures), their partners qualify for the mortgage yet they own it 50/50
  • Why he property manages all new investments for 2 years, then offloads them to a property manager
  • Why 4-6 unit buildings are his next strategy
  • Why some banks treat multi units as residential and NOT commercial
  • How commercial mortgages can allow more money to be borrowed
  • Off market opportunities are on his radar as well
  • The mistakes that investors make in multi family units - fire code inspections; bed bug infestations, etc
  • Why Georges still uses a coach, who has also helped him avoid pricey real estate mistakes
  • Why condo rents are dropping as well as their values
  • Will rates stay low and will stimulus money continue?
  • And MORE!

Georges' Bio

Born in Canada after my parents fled the civil war in Lebanon. They sacrificed their home to give their children a better life. I grew up with an inherited survival and partly scarce mindset. With that said, I was also gifted an entrepreneurial spirit and a hunger for a better life. I strive for financial freedom through real estate investing.

She spoke of due diligence, ensuring the property is suited to your needs and avoiding issues later. Sarah also managed to purchase 9 properties by age 33!

What you'll learn:

¥           Gary provides a current market update - what does rolling back to a modified Stage 2 mean to investors, and the markets?

¥           Long weekends can make even more

¥           You can get bookings in May, June and September at $350-$400 per night

¥           Long weekends or March break will be shorter rentals

¥           Why ‘your network is your net worth’

¥           Why a 3 season vs. a 4 season have differing down payment amounts!

¥           Proximity to a larger city for renters

¥           The more bedrooms the better

¥           If you have 4+ you can rent to two couples

¥           Cell coverage and internet is HUGE

¥           Ensure you have the correct number of supplies to match potential renters (10 guests max, 10 glasses, etc)

¥           How private is the cottage and property

¥           Does the value of the cottage and property increase on open lakes vs. closed lakes?

¥           Deeded land vs. leased land, and why appreciation may be slower

¥           Leased land and rules of use

¥           Septic systems vs holding tanks

¥           Drilled wells and dug wells

¥           Do you manage the property yourself, or hire out?

¥           Cleaning and prepping for visits, groundskeeping

¥           Security cameras for safety and security - being able to unlock the door, arm the security system and adjust the heat

¥           Why Air BnB is the tool Sarah uses for rentals, and why you may need to qualify differently

¥           Are you BRRRR-ing, or flipping?

¥           Why 16 weeks is the magic number for rentals

¥           Main road vs. side road and are there maintenance fees

¥           And MORE!

They have successfully integrated their business and their family life, to ensure that the work/life balance is in check. They started with Buy/Hold, then moved into Joint ventures, then adding secondary suites, then into Agreement for sales, etc, leading to a large toolbox of strategies implemented daily, that turned into a nice portfolio. Oct 21, 2020

Gary and guest co-host Christopher Hummel chat in this episode with good friend Ryan Carr, an investor since 2012 and investor coach who has evolved big time since Gary first interviewed him. Ryan always has about 7 or 8 projects going on at any one time, including being in the middle of authoring a new book called, “The Best & Highest Use Playbook”. Ryan understands the market like few do, and knows where to find great opportunities. Ryan is focusing right now on flips, wholesaling and new development. Gary and Ryan also discussed the “Napkin Formula”, a technique to quickly analyze a deal very quickly to determine if you’ll have a gain or a loss with any property. Too many beginning investors do not know the numbers, and either fail or get lucky with return on investments, so TUNE IN to learn about this quick and indispensable tool!

What you'll learn:

  • How his upbringing played into his career choice, as his dad was entrepreneurial
  • Money was NOT a topic of conversation growing up, and knew how hard his parents worked
  • NOW money is a topic with his parents, and they are curious about his real estate investing
  • A long discussion of the ‘victim card’ and now it relates to real estate investing
  • Ryan says the ‘victim card’ is desire, not about how much money, or time - “if they don’t have the time, they are really saying they don’t have the desire”
  • If you have time to watch Netflix or sleep in - your 9 to 5 is what starts making your income, but your 5-9 is what will get you ahead - what book are you reading, what extra shift are you taking, what business are you researching, WHAT are you doing with that time?

Nicole’s Bio

My family has always owned their own investment properties since I was a young girl living in my home town.

As a result I have had my own buildings and homes for which I managed and understood the importance of good management.  I have decided to go public with my services and now have over 300 doors for which my team and I manage.

I have come up with the name of RYIS properties to honour my two boys who are young adults today, one who is in an apprenticeship to become a plumber who is named Ryan and my second boy, special needs who was born with Fragile X Syndrome and is living with me and is involved in a day program and his name is Kurtis……….RYIS (first two letters of Ryan and last two letters from Kurtis)

I have been educated as a legal administrator in which gave me the training for detail and also worked as a recruiter and had various administrative functions.

I have been raised in a construction world and have been a partner in a Plumbing and Contracting business which gave me the ability to understand different methods of all maintenance required and or needed.

Gary chats this episode with his good friend Alfonso Salemi from JAAG Properties.  They talked about how Alfonso got started; the mindset required to do this; and what rent to own is all about.

What you'll learn:

  • What book prompted his start in real estate
  • How he transitioned from active to passive income
  • Why his original income goal was only $25,000
  • Why he started taking courses to increase his knowledge
  • He didn’t have a lot of $$$ when he started in real estate
  • What his first deal was like, and how many families he had to go through before he could help his 1st family
  • What lessons he learned from his first deal and what expenses were incurred
  • Was his first deal a solo deal?
  • Why mindset of ‘just going and doing it’ is so important
  • Why he had a mentor
  • Why the 4 hour Workweek is not plausible, but contains vital information
  • Why it’s important while you are pursuing your financial freedom, that you still enjoy each day, and being present
  • Why time is more important in many ways than money
  • Is ‘rent to own’ still a viable option heading into a pandemic?
  • Does rent to own work in up and down economies?
  • And MORE!

Alfonso’s Bio

Alfonso Salemi is out in the community sharing his passion for rent-to-own and the benefits it can bring to people’s lives. Every day he thrives on these interactions and enjoys helping others with their biggest purchase. Alfonso is often the first person on the JAAG Properties’ team to meet with Tenant Buyers. He also works with investors and outlines the personal and financial benefits of the JAAG program to them. He is the company’s conduit to realtors, brokers and others in the world of real estate.

Alfonso attended Mohawk College and uses his knowledge gained there, plus his experience in real estate, blended with his people skills and his intuition for making excellent community contacts to ensure that the benefits of working with JAAG as an investor or tenant-buyer and real estate professional are well known.

Alfonso values JAAG’s team approach to the Rent-To-Own model and its benefit to all parties. He knows that all parties must be committed to ensure the successful completion of each Rent-To-Own program. Tenant Buyers must show their commitment to fixing their credit; investors need to be committed to the investment and seeing the buyer succeed.  JAAG’s strength is the ability to create win-win-win Rent-To-Own programs.

As a true ‘people person,’ Alfonso likes to hear the stories that JAAG Properties clients share about their journeys to home ownership. In the time since JAAG Properties incorporated in 2014, he has learned about people of all walks of life. Everyone has a story, and Alfonso listens to it. He is grateful that he gets to be part of the tenant-buyer’s success in achieving their dreams of owning a home and the investor’s dreams of making money while helping others. Bringing those entities together is one of the things that Alfonso values most about his role at JAAG.

Alfonso runs JAAG Properties’ Burlington office and is active in the community, having founded the REITE Club, a real estate networking group to encourage excellence communication and growth among like-minded professionals.

As a proponent of the benefits of Rent-To-Own and how it can enable those who have experienced roadblocks to become homeowners, Alfonso often talks to community and business groups inform them about JAAG’s Rent-To-Own program. Alfonso thinks that it’s unfortunate that people often think that they can’t recover from bankruptcy or consumer proposal and that owning a home is out of reach for them. Showing how it is possible to own a home – if they are willing to do what is needed – is one of the best things about his job.

Kelly’s Bio

My family is my everything, as you can see we are a bunch of dorks that love to have fun.

My philosophy on helping my clients buy and sell real estate is that things don't have to be serious all the time, the journey can be fun and we have to remember the destination.....your new home.

No matter if you are buying or selling a home, I have you covered on every aspect of the transaction from inspectors to lawyers to mortgage brokers to stagers and handypeople (I am pretty sure I just made that word up).

I have been selling real estate for 13 years, I am a HUGE Green Bay Packers fan, I love to play golf (poorly), camp, hike and spend time on vacation in either Hawaii or Fairmont, BC.
