Gary Hibbert is a Full Time Real Estate Investor, Licenced Real Estate Agent, achieving various Realtor awards and an Educator. In 2008, he purchased his first investment property and through hard work and dedication, left the regiment of the corporate world to become a Full Time Entrepreneur in 2014. Gary has helped hundreds of clients with creating a wealth strategy plan through public speaking, online webinars and even has his own podcast channel dedicated to inspire and educate anyone willing to change their mindset. He continues to play an active role in his community by attending corporate, private and school events to educate adults and especially children. #114:  Garden Suites: The Future of RE Investing w/ Ronald De Coteau

On this week’s show Gary chats with Ronald De Coteau, founder and President of Property Pathways Inc. They dug deep into Garden Suites, a new-ish way of having tenants or family live close, but independently. It is the future real estate. Ronald’s Bio

Ronald is the founder and president of Property Pathways and delivers on his promise to pioneer an enriched design and construction experience for real estate investors.

He started investing in real estate in 2016 and was surprisingly challenged to find a design or contractor that could explain the legal process of secondary suite renovations. He set out to become the subject matter expert and a valuable resource to real estate investors throughout Ontario.

By leveraging his education and experience gained in the commercial construction sector, he created a hybrid service specific to real estate investors, who focus on the creation of long term wealth by buying and holding or BRRR real estate.

He works with real estate investors and their realtors to identify Suite-Able properties and has the battle scars and relationships in municipalities throughout Ontario, to prove it. Navigating the bylaw and building code requirements for a legal secondary suite bridges the gap and creates a pathway between the problems associated with converting properties and the profit that awaits the investors.

Our service is predicated on the belief that the building permitting process for real estate investors should be uniquely tailored and we achieve this through our four-phase design process that produces the detailed and easy to interpret permit drawings for a worry free construction process.

#111:  Drugs, Crime & Real Estate Investing

On this week’s show Gary chats Edward Fajardo, an investor on the path to greatness, it was an inspiring and sometimes dark conversation. Growing up in Parkdale, Edward was exposed to crime, drugs and a seemingly hopeless future, but got himself out, after using and selling drugs, robbing others, etc. He eventually turned to RE investing, but made a ton of rookie mistakes. This is a story that shows you can start no matter where you came from, or where you are in your life, it’s a matter of CHOICE. Edward still has his 9-5 job, and wanted to share his story about his beginnings in real estate.

It wasn’t until his environment changed did he understand that his learnt behaviour was not permanent. This led him on a path of personal-development and a self-directed learning approach. Fast forward to present, with his new understanding of good debt vs bad debt, assets vs liabilities, Edward has carved a niche for himself as a self-proclaimed ‘late bloomer’. He is utilizing the powerful tools of real estate investing alongside his new skillset of trading Stock Options to engineer his lifestyle.

Scaling his real estate portfolio through personal and joint ventures partnerships, Edward uses a combination of BRRRR and buy and hold strategies to help others create generational wealth and improve ROT (return on time).
