Gary chats in this episode with George Dube of Dube & Cuttini Chartered Accountants LLP. George is a veteran real estate accountant and an investor himself, and after growing up around accountants he decided that was his path. He and Gary chatted about what to look at before selecting an accountant; should you incorporate before purchasing an investment property; and if you do the work yourself, can you write off the ‘sweat equity’.

A quote Gary wanted to share: “Anxiety is thinking about the future, and depression is thinking about the past”. Don’t dwell in the past or in the future.

What you'll learn:

* What questions you need answered before selecting an accountant

* When and if you need to incorporate when you decide to be a real estate investor

* If you do your own renovations on an investment property, can you write off this sweat equity

* What research George did with his clients success, to determine the factors that lead to making money

* Why an accountant who is also an investor speaks the same language as an investor

* The accountant *should* be working with clients similar to yourself

* What are the 5 elements and issues that apply to your situation you should discuss with your accountant

* What are some of the tax liabilities from incorporating

* Can you split income?

* What happens when you take money outside of the business from a tax perspective

* What are some of the methods of taking money out of the corporation

* What about audit frequency of corporations?

* Are there different rules and challenges for financing real estate through corporations?

* What other team members do you need beside an accountant?

* What some of the biggest mistakes investors make from an accounting standpoint

* What bookkeeping recommendations does George have to make a job easier for accountants

* What rules are regulations are changing or coming

* And MORE!

George’s Bio

A veteran real estate accountant and investor whose practice focuses on providing the knowledge and tools clients need to increase and preserve the value of their businesses, George is a frequent guest speaker at an assortment of meetings, events and workshops through the year. There, he addresses a variety of tax and accounting topics with implications for real estate investors, with a particular focus on tax strategies. He talks about ways investors can improve communication with their accountants and better organize their financial affairs. George also updates listeners about how their businesses are impacted by rule changes in the accounting and tax industries.

George jointly established the predecessor to Dube & Cuttini Chartered Accountants LLP, in 1997 after several years with national accounting firms. He is a graduate of the University of Waterloo’s Master of Accounting Program, where he completed a double specialization in Taxation and Public Accounting. He also completed the Canadian Institute of Chartered Accountants’ two-year In-Depth Taxation Course.

Nicole’s Bio

My family has always owned their own investment properties since I was a young girl living in my home town.

As a result I have had my own buildings and homes for which I managed and understood the importance of good management.  I have decided to go public with my services and now have over 300 doors for which my team and I manage.

I have come up with the name of RYIS properties to honour my two boys who are young adults today, one who is in an apprenticeship to become a plumber who is named Ryan and my second boy, special needs who was born with Fragile X Syndrome and is living with me and is involved in a day program and his name is Kurtis……….RYIS (first two letters of Ryan and last two letters from Kurtis)

I have been educated as a legal administrator in which gave me the training for detail and also worked as a recruiter and had various administrative functions.

I have been raised in a construction world and have been a partner in a Plumbing and Contracting business which gave me the ability to understand different methods of all maintenance required and or needed.

  • Why time is more important in many ways than money
  • Is ‘rent to own’ still a viable option heading into a pandemic?
  • Does rent to own work in up and down economies?
  • And MORE!

Alfonso’s Bio

Alfonso Salemi is out in the community sharing his passion for rent-to-own and the benefits it can bring to people’s lives. Every day he thrives on these interactions and enjoys helping others with their biggest purchase. Alfonso is often the first person on the JAAG Properties’ team to meet with Tenant Buyers. He also works with investors and outlines the personal and financial benefits of the JAAG program to them. He is the company’s conduit to realtors, brokers and others in the world of real estate.

Alfonso attended Mohawk College and uses his knowledge gained there, plus his experience in real estate, blended with his people skills and his intuition for making excellent community contacts to ensure that the benefits of working with JAAG as an investor or tenant-buyer and real estate professional are well known.

Alfonso values JAAG’s team approach to the Rent-To-Own model and its benefit to all parties. He knows that all parties must be committed to ensure the successful completion of each Rent-To-Own program. Tenant Buyers must show their commitment to fixing their credit; investors need to be committed to the investment and seeing the buyer succeed.  JAAG’s strength is the ability to create win-win-win Rent-To-Own programs.

As a true ‘people person,’ Alfonso likes to hear the stories that JAAG Properties clients share about their journeys to home ownership. In the time since JAAG Properties incorporated in 2014, he has learned about people of all walks of life. Everyone has a story, and Alfonso listens to it. He is grateful that he gets to be part of the tenant-buyer’s success in achieving their dreams of owning a home and the investor’s dreams of making money while helping others. Bringing those entities together is one of the things that Alfonso values most about his role at JAAG.

Alfonso runs JAAG Properties’ Burlington office and is active in the community, having founded the REITE Club, a real estate networking group to encourage excellence communication and growth among like-minded professionals.

As a proponent of the benefits of Rent-To-Own and how it can enable those who have experienced roadblocks to become homeowners, Alfonso often talks to community and business groups inform them about JAAG’s Rent-To-Own program. Alfonso thinks that it’s unfortunate that people often think that they can’t recover from bankruptcy or consumer proposal and that owning a home is out of reach for them. Showing how it is possible to own a home – if they are willing to do what is needed – is one of the best things about his job.
